Over the past few days, I have been following a lot of Youtube channels and newspaper articles showing Greater Noida Villas and independent houses by authority and got motivated to buy one for myself. But unfortunately, in last 14 days, I couldn't find anything but disappointment.
Reasons:
1) As per many videos, I went to MU, Omicron 3, Sigma 4 and other "within pocket" sectors to buy a villa/plot in the rates mentioned in these videos in first week of October 2021. However, it seems these rates are outdated in just 2 months. The Rs 70 lakh plot told by YouTubers is now Rs 1 Cr, the Rs 40 lakh plot is now worth 60 lakhs which is not in a 'livable' place...
2) Gated Security in Gr Noida authority sectors is a joke. No guard bothers to check who is entering, who is exiting. CCTV cameras were installed but that is like postmortem and not prevention
3) Most of the sectors are not yet habitable and you will find only labor occupying these plots. Do you want to give this environment to your growing children?
4) Yes, Gr Noida is beautiful and very green but parks within the sectors are not maintained properly
5) The problem of stray dogs and cows / cow dung remains
6) A decent location 200 sqmt plot is currently costing 1-1.2Cr plus cost of building 2 floors is 70 lakhs. If you have Rs 1.9 crores, why will you come so far at a place where there is no security, stray dogs and labor gentry?
7) I feel, there will be a lot of loneliness in a villa than in a society
8) In most sectors which I believed were in my range, there were no basic amenities nearby and you will have to depend on "own" vehicle for anything and everything.
9) Yes, the value of flat may decrease and villa may increase with time but I think we should keep "investment" and "quality of life" as separate goals.
10) Night life in Greater Noida is Nil.
11) Parking is going to be a big issue in upcoming times as 9m roads within sectors are not enough
